Where we work, and why it changes the job
The ground is genuinely different from one city to the next. Bluff drainage in Shoreline, slope and retaining walls on Mercer Island, flat heavy soil that holds water in Lynnwood. Each of these pages says what the work actually involves there.
- 16 cities
- King and south Snohomish counties
Design, construction and one-off work such as cleanups run across all of these. Recurring maintenance plans are a tighter radius: Seattle, Shoreline, Edmonds and Mountlake Terrace.
King County
- Shoreline
Bluff drainage and mature conifers. Shoreline properties west of Aurora slope toward the Sound, and a great deal of the work here is getting water off a grade before it takes the soil with it.
Richmond Beach · Innis Arden · Echo Lake · Ridgecrest
Landscaping in Shoreline - Seattle
City lots, tight access and steep back gardens. Most Seattle jobs are decided by what can physically reach the work area, and by where roof water currently ends up.
Ballard · Wallingford · Magnolia · Green Lake
Landscaping in Seattle - Mercer Island
Slopes running down to the lake on almost every side, and a tree code that is stricter than the surrounding cities. Retaining walls and terracing make up a large share of the work here.
North Mercer · East Seattle · Mercerdale · First Hill
Landscaping in Mercer Island - Bellevue
Larger lots, HOA covenants and full sun. Bellevue properties are more exposed than the Seattle side, which pushes irrigation and plant selection to the front of the conversation.
Bridle Trails · Somerset · Newport · Crossroads
Landscaping in Bellevue - Lake Forest Park
Wooded ravine lots under one of the heaviest tree canopies in the county. Two salmon-bearing creeks cut through the city, the tree code has real teeth, and both facts shape what can be built and where.
Sheridan Beach · Horizon View · Brookside · Lyon Creek
Landscaping in Lake Forest Park - Ballard
Dense platting and almost no access. Ballard back gardens are small, enclosed and reached down a side yard, which decides the materials and the price before design starts.
Sunset Hill · Loyal Heights · Whittier Heights · Adams
Landscaping in Ballard - Magnolia
Bluff edges and established gardens on larger lots. A lot of the work here is renovating mature planting that has outgrown its position, and holding slopes that fall toward the water.
Magnolia Village · Lawton Park · Briarcliff · Interbay edge
Landscaping in Magnolia - West Seattle
Hillside lots almost everywhere. West Seattle falls toward the water on most streets, so retaining walls, stepped access and drainage make up the bulk of the construction work.
Alki · Admiral · Delridge · Fauntleroy
Landscaping in West Seattle - Kirkland
A split between older lakefront parcels and newer subdivisions. The subdivisions bring covenants and builder-grade soil; the lakefront brings slope, shoreline rules and mature planting.
Juanita · Houghton · Rose Hill · Totem Lake
Landscaping in Kirkland - Newcastle
Built into a hillside, and much of it recently. Steep engineered slopes, covenant-governed subdivisions and thin builder topsoil over compacted fill are the three conditions that shape every job here.
China Creek · Olympus · Hazelwood · Newport Hills edge
Landscaping in Newcastle - Kenmore
Two different pieces of ground in one city. The low land at the river mouth holds water and sits on soft soil, while the uplands to the north are newer subdivisions on fill that was compacted flat and never improved.
Inglewood · Moorlands · Uplake · Arrowhead
Landscaping in Kenmore - Bothell
A city split across the King and Snohomish county line, with a wet valley floor along the Sammamish River and North Creek and hillside subdivisions on both sides built over compacted fill.
Canyon Park · North Creek · Westhill · Queensborough
Landscaping in Bothell
Snohomish County
- Edmonds
Waterfront exposure and a steep bluff behind it. Salt wind narrows the plant list west of the railway, and the grade above town makes drainage the first conversation on most properties.
Downtown Edmonds · Perrinville · Seaview · Westgate
Landscaping in Edmonds - Mountlake Terrace
A high share of condo and HOA grounds alongside mid-century single-family lots. Multi-property maintenance contracts and shared common areas are a bigger part of the work here than anywhere else we serve.
Cedar Way · Terrace Park · Melody Hill · Lake Ballinger
Landscaping in Mountlake Terrace - Lynnwood
Flatter ground and heavy soil. Water does not run off a Lynnwood lot the way it does on a bluff, so it sits, and lawn repair and drainage are the two things we are called for most.
Alderwood · Lake Serene · Meadowdale · North Lynnwood
Landscaping in Lynnwood - Woodway
Large wooded parcels under mature conifer. Deep shade, continuous needle fall and a strict local tree code make Woodway unlike anywhere else we work.
Woodway Highlands · Woodway Park
