Shoreline is where a lot of our work sits, and the properties here have a character of their own. The city runs from Aurora down to the Sound, and west of the highway the land falls away toward the water. That grade is the single biggest factor in what a landscape here needs.
Water, and where it goes
On a sloping Shoreline lot, water does not sit. It moves, and it takes soil with it. Properties around Innis Arden and Richmond Beach regularly come to us with the same pattern: a soggy lower corner, a bed that keeps losing its mulch downhill, and a retaining wall starting to lean because nothing was draining behind it.
The fix is usually some combination of regrading, a French drain run along the contour, and downspouts tied into a buried line rather than emptying beside the house. Done properly, the water leaves on a route you chose rather than one it picked.
Mature conifers
Much of Shoreline was built out mid-century and the Douglas fir and cedar planted then are now very large. That shapes everything. Deep shade across much of the year changes what will grow. Root competition near the trunk makes some beds effectively unplantable without raising them. Needle drop runs all year rather than arriving in one autumn wave, which is why conifer properties here need gutters cleared twice a year rather than once.
We plan around the trees rather than fighting them. Shade-tolerant planting where the canopy is dense, raised beds where roots make ground-level planting futile, and a maintenance rhythm that accounts for continuous needle fall.
Permits and the county line
Shoreline sits in King County, which matters for drainage work, walls above certain heights, and anything touching a critical area. The bluff areas near the Sound carry additional restrictions. We will tell you where a project sits relative to those thresholds before quoting it, rather than after.
What we do here
Recurring maintenance across Shoreline runs weekly through quarterly, with every 2 weeks the most common rhythm. Design and build work here is heavily weighted toward drainage, retaining walls, terracing on the slopes and planting plans that work under a mature canopy.
