Bothell is two landscapes wearing one name. The valley floor along the Sammamish River and North Creek is wetland ground with water close to the surface. The hills on either side are subdivisions built through the eighties, nineties and after, where the grading crew left long before anyone thought about soil.

Almost every job here starts by working out which of those two a property is actually on, because the answers are not interchangeable.

The county line runs through the city

Bothell sits in both King and Snohomish counties, and the line is not a formality. Stormwater thresholds, wall heights that trigger engineering, and what a drainage job has to demonstrate all differ depending on which side a parcel falls. Two neighbours on the same street can have different requirements.

We check which jurisdiction a property is in before scoping, and we say what that does to the timeline. It is a dull piece of homework that saves an expensive surprise later.

Wetland ground and its buffers

North Creek and the Sammamish corridor carry protected wetland and buffer designations. Work near them is regulated, and that regulation is the reason some plans on paper never become projects.

Away from the buffers, the valley ground still behaves like what it is. Water sits, soil stays soft through the wet months, and hardscape built on a standard base sinks unevenly. Drainage comes first here, every time, and anything set on that ground gets a base built for it.

Hillside lots and what the builder left behind

The subdivision properties have the opposite problem. Topsoil was stripped during grading, fill was compacted for the foundation, and a shallow layer went back over the top. Lawns thin, shrubs sulk, and rainwater runs across the surface instead of soaking in.

Soil correction before planting is the whole job on a property like this. Where a slope was cut to make a flat pad, it usually also wants a retaining wall that drains properly behind it, because saturated fill is heavy and pushes hard.
