Lynnwood lots are generally flatter than the bluff and hillside properties elsewhere in our service area, and the soil holds water. Those two facts together produce a specific set of problems, and they are most of what we get called for here.
Water that sits rather than runs
On a slope, water leaves and takes soil with it. On flat, heavy ground it simply stays. The result is a lawn that thins out and grows moss, a low corner that is soft underfoot from November to April, and beds where roots sit wet through the winter.
Because the ground is flat, the fix rarely involves regrading alone. It usually needs a defined route out: a French drain run to somewhere lower, downspouts tied into a buried line, and in some cases a rain garden built to take the volume and let it soak away slowly.
Lawn renovation
Lynnwood produces a lot of our lawn repair work. Aeration to relieve compaction, dethatching where moss and thatch have built up, overseeding with grass suited to this climate, and topdressing to improve the surface the seed germinates into. Done as one sequence in the right season rather than as separate visits scattered through the year.
Where a lawn is too far gone, replacement is frequently cheaper than three seasons of trying to rescue it, and we will say so.
Snohomish County
Lynnwood is in Snohomish County. Stormwater and drainage requirements differ from King County, which matters on any job moving meaningful volumes of water.
