West of the tracks
Properties near the waterfront get salt-laden wind off the Sound. That narrows the plant list considerably, and plenty of what thrives two miles inland will burn here. We plant accordingly: species that tolerate salt and wind, positioned so the exposed side of a bed takes the hit rather than the specimen you care about.
The bluff
Above the waterfront the land rises steeply. Drainage is the opening conversation on most properties here, because water coming off a grade in a wet Snohomish winter moves soil. Terracing rather than a single tall wall is frequently the right call, and it usually keeps the project below the height that triggers engineering.
Snohomish County rather than King
