Plan-It Vision

Landscaping in Woodway, WA

Large wooded parcels under mature conifer. Deep shade, continuous needle fall and a strict local tree code make Woodway unlike anywhere else we work.

Woodway is small, heavily wooded and made up of large parcels, most of them under mature Douglas fir and cedar. It is genuinely unlike the rest of our service area, and the work here reflects that.

Working under a mature canopy

Deep shade for most of the year changes the entire plant list. Sun-loving planting simply will not perform, and a lawn under a closed conifer canopy is a losing argument that people often spend years having anyway.

Root competition is the second constraint. Close to a mature fir, the root mat makes ground-level planting close to futile without raising the bed. Raised planting, shade-tolerant species and ground cover that tolerates dry shade are what actually work.

Needle fall is continuous rather than seasonal. Conifers drop all year, which means gutters here need clearing twice a year rather than once, and surfaces need blowing off far more often than a deciduous property.

The tree code

Woodway regulates tree removal tightly, and for a town defined by its tree cover that is exactly as you would expect. It affects what can be taken out to open a view or make room for a build, and it can carry replanting obligations.

We scope projects with that in mind and flag early where a plan runs into it. Finding out halfway through is expensive for everybody.

Large parcels, phased work

Parcels here are big enough that projects are usually phased across seasons: clearing and site preparation first, structure next, planting last. That sequence keeps heavy equipment off new planting and lets each stage settle before the next one starts.

Access is generally good, which is a pleasant change from the city lots, and it widens the material options considerably.

Snohomish County

Woodway sits in Snohomish County, so drainage work and walls fall under different thresholds than King County, and the Point Wells shoreline brings its own considerations for nearby parcels.

What we do here

Shade planting and woodland gardens, gravel drives and paths, clearing and site preparation, drainage on wooded slopes, and seasonal cleanups built around continuous needle fall.

Our standing maintenance plans run in Seattle, Shoreline, Edmonds and Mountlake Terrace. Woodway work is design, build and scheduled one-off jobs.
